When the Garvey Center, an iconic 10-story office building located in Downtown Wichita, Kansas, needed a new roof, Farha Roofing was ready to take on the project. The roofing system in question was a Built-up Roof over a Perlite cover board, coupled with Yellow Fiberglass insulation. The roof was well past the intended service life and had manifested into numerous leaks and needed immediate attention. Upon further inspection, there were drainage issues with the roof drains that posed a threat to the structural stability of the roof and hinted at the possibility of water damage within the building. Our roofing experts knew that this project was more than just installing a new roof, but revitalizing an aging structure. With strategic planning, we were able to implement a sustainable solution that fortified the roofing system long-term and addressed the drainage problems.
Because of the efficiency and precision of our roofing team, they completed this project in an impressive four-week timeframe. In those four weeks, many challenges were faced including blowing debris and handling of tear-off materials due to the strong Kansas winds, the limitation of options for crane access, and the unpredictability of weather conditions. Farha’s project manager had a regular and open dialogue with the building owner’s representative to keep the project on track regarding any potential roadblocks, or delays. We also communicated very regularly with the architect of the building. Since there were changes to the design our team collaborated closely with the architect to make sure the modifications were aligned between the project team and the original design intent. This documentation was a valuable reference point for future stages of the project as well.
By the end of the project, The Garvey Center had a 115 mil Fleece Back TPO, adhered by Versico, a trusted leader in the roofing industry, over ½” DuraStorm VSH cover board, 2” Poly ISO insulation, adhered to a structurally sloped concrete deck. In order to minimize the risk of potential water pooling ½” tapered panels were expertly installed by our roofing team. This design not only enhances the aesthetic appeal of the structure but also serves as a proactive measure against potential water-related issues. Once our expert roofers completed the project, a 20-year labor and material warranty was issued speaking to the confidence in the quality of materials and workmanship invested in the roofing system. We provided our clients with peace of mind that the roof would be protected from the severe weather conditions in Wichita as well with the inclusion of a 90 mph wind warranty and a 3” hail warranty on the roof as well. A comprehensive protection package such as this one is only granted following a Verisco Technical inspection, affirming the adherence to industry-leading standards throughout the project’s execution.
