Von Maur’s aging Built-up Roof over Perlite cover board with Yellow Fiberglass insulation posed a threat to the integrity of the entire roofing structure. Compounding the issues were reported problems with the roof drains which increased the potential for water damage within the shopping center. Due to the significant structural enhancements and proposed improvements, a variance from the City of Wichita was needed to continue with the project. Once the inspection was completed, approval for the project was received from the client, and variance was obtained from the City, the expert roofing contractors from Farha started the project.
Spanning a comprehensive seven weeks, this project showcased meticulous craftsmanship and dedication to Farha’s core values. Versico, a renowned leader in the roofing industry, played a pivotal role in the success of this project by adhering 60 mil White EPDM to the underlying structure. This EPDM layer was more than a superficial addition. It was mechanically attached to ensure robustness and longevity. ½” HD SecurShield cover boards were also strategically placed over the existing Built-up Roof system to enhance insulation and structural integrity. The roofing team addressed water pooling concerns, especially around the HVAC units by incorporating ½” tapered panels. This thoughtful design and sophisticated solution minimized the risk of ponding water, enhancing the overall durability and performance of the roofing system. During the project, a comprehensive assessment was conducted to verify the potential for wet insulation which was crucial to ensuring the longevity of the new installation. The project team showed their ability to adapt and take a proactive approach to problem-solving during the ongoing construction as they tackled the repair of deteriorated metal decking.
There were a number of challenges on this project. One immediate challenge was a tight timeline for completion. This was imposed by a prolonged approval process which took strategic navigation from the start of the project. Other constraints were shortened working hours dictated by the season requiring meticulous planning and higher efficiency to meet project milestones. Von Maur is located in Towne East Mall, which restricts the use of cranes. Extra coordination of resources and activities were needed to get all material up to the roof. The weather was also a challenge for the roofing project. This was mitigated by Farha’s commitment to open lines of communication, and weekly updates exchanged between the project team and the owner’s representatives. This lead to real-time issue resolutions and seamless integration of evolving requirements or modifications to the project plan.
