Project Description

This project focused on the full roof replacement and exterior restoration of a hurricane-damaged condominium complex in coastal Florida. Outfitted originally with a traditional clay tile roof, the property underwent a complete transformation with the installation of standing seam metal roofing. The goal was to improve the durability and storm resistance of the buildings’ roofs while giving them a refreshed, modern appearance. This upgrade was designed not only to repair storm damage but to provide long-term protection against future weather events.

Scope of Work

The project began with the complete removal of the existing clay tile roofing system across all roof surfaces. Any damaged or rotted wood decking was replaced to ensure structural integrity, and all decking was renailed to meet Florida Building Code. A Gulf Coast high-temperature underlayment was installed per manufacturer specifications to create a watertight barrier suitable for Florida’s harsh climate. The primary roofing system installed was .032 aluminum Gulf Coast VersaLoc standing seam panels. This metal system significantly increased the roof’s resilience to future hurricane activity while introducing a bold, updated look to the complex. Additionally, all aluminum fascia wrap and gutters were removed and replaced to complete the system overhaul and ensure proper water management.

Challenge

This project presented several logistical challenges due to its location and time frame. There was constant traffic from condo owners and very limited staging and working areas. Additionally, this project was completed during the rainy season in Florida, which presented its own challenges. Despite these constraints, the project was completed on schedule through coordination and communication between our team and the property owner, ensuring a smooth workflow throughout the project.
