The Boulevard IV Community Association
Project Description
This project involved a complete roofing system replacement across ten occupied multifamily residential buildings within an HOA community in Denver, Colorado. Spanning approximately 51,000 square feet of roofing, the project was designed to improve the community’s long-term weather resistance, durability, and overall roofing performance through the installation of an impact-resistant roofing system. Due to the property being occupied by tenants and the presence of existing rooftop solar panels, the project required extensive coordination with property management, residents, and specialty contractors to ensure safe and efficient execution. The objective was to deliver a high-performance roofing solution while minimizing disruption to residents and maintaining a safe, accessible environment throughout construction.
Scope of Work
The project began with the complete removal of the existing shingle roofing systems. Once the roofs were stripped, the roofing surfaces were prepared for the installation of a new GAF Timberline AS II Impact-Resistant architectural shingle system in Pewter Gray. As part of the reroofing process, all existing roof flashings were removed and replaced, including penetration flashings and transition flashings, to ensure a fully integrated and watertight roofing assembly. The project also included ventilation improvements through the installation of above-deck intake ventilation systems, helping to balance attic airflow, improve energy efficiency, and extend the lifespan of the new roofing system. A unique component of the project involved the detachment and resetting of the community’s existing solar panel systems. Solar panels were carefully removed prior to roofing operations, stored and protected during construction, and then professionally reinstalled following completion of the roofing work. Throughout construction, crews maintained strict jobsite housekeeping standards, performing daily cleanup and debris removal to keep the property safe, clean, and accessible for residents. The entire project was completed in approximately 20 days.
Challenge
The primary challenge of this project was coordinating roofing operations across ten occupied multifamily residential buildings while maintaining a positive resident experience and ensuring uninterrupted access throughout the community. With each building containing multiple dwelling units, careful planning and communication were essential to keep residents informed of construction schedules. To address these challenges, our team implemented a comprehensive communication strategy that included advance notifications, regular progress updates, and ongoing coordination with property management. The occupied nature of the property also required heightened safety measures. Controlled work zones, designated material staging areas, debris containment procedures, and continuous monitoring of pedestrian traffic were established to protect residents, visitors, and construction personnel. Daily site inspections and cleanup efforts ensured the property remained organized, safe, and accessible throughout the project duration. Through proactive communication, rigorous safety practices, and thorough housekeeping procedures, the project was completed successfully while minimizing inconvenience to residents and maintaining a safe environment for all occupants.
