Project Description
Insight Vision Group, a multi-story medical office building, was experiencing extensive water intrusion throughout their property, just as a new tenant was preparing to move into the top floor. The roofing system had exceeded its life expectancy, with multiple active leaks, failing repair attempts, and visible water damage in the lower levels and throughout the fourth floor of the building. Our team performed a complete roof replacement and restored the building's watertight integrity quickly, efficiently, and with minimal disruption to its tenants. To ensure a long-lasting, code-compliant solution, we performed a full tear-off of the existing roofing system down to the structural deck, including removal along the parapet walls. The new system began with the installation of a tapered insulation layout to promote effective drainage, followed by two layers of 2.6" polyiso insulation (R-30 value, per city code) and a 1/2" DensDeck cover board for added durability and fire resistance. We then installed a 60 Mil Versico TPO membrane across the entire field of the roof using a mechanically fastened method, while the parapet walls were treated with the same membrane, fully adhered with bonding adhesive to match the main roofing field. All seams and penetrations were hot-air welded and thoroughly tested to ensure a watertight finish. Crickets were added at HVAC curbs to improve drainage in those areas, and all 4x4 sleeper blocks under HVAC units were removed and replaced as needed. The metalwork included the removal of existing coping, counter-flashing, and edge metal. We installed new counter-flashings where necessary and reinstalled the existing coping, carefully sealing it according to manufacturer specifications. Throughout the project, strict job site safety protocols were followed, and we maintained a clean site with daily debris removal. The final system was inspected by a Versico-approved technician and backed by a 20-Year No Dollar Limit (NDL) Manufacturer Warranty and a 2-Year Workmanship Warranty.Challenge
The project presented several challenges, including water leaks throughout the property and two layers of roofing material in place, adding unnecessary weight and creating drainage issues. The urgency of the job was heightened by the fact that a new tenant was scheduled to move into the top floor shortly, making timely completion critical. This roof was more than 20 years old and well beyond its expected service life.
