Project Description

In this project, the team removed the existing built-up roof: it initially had a gravel aggregate surface over a concrete structurally sloped roof deck. Two-part Epoxy was used to repair spalled or deteriorated concrete in several areas of the three buildings. To minimize tear off debris from entering the buildings, plastic was attached to the ceiling and foam backer rod was inserted into the openings in the concrete joints. Temporary fencing and a guardrail system were erected to secure materials and protect the workforce for the duration of the project. The new system is comprised of a Cav-Grip 3V primer, Versico Vapor barrier 725 TP, 4"Poly ISO Bonded to 7/16" OSB adhered to the Vapor Barrier with Two-Part Low-Rise adhesive. Ice & water shield membrane was installed to keep the insulation dry until the metal panels were installed. 24-gauge pre-finished steel roof panels were fabricated on site to minimize waste. New gutter and downspouts were installed, along with heat tape to minimize ice damming. Fall protection was added to the system for the maintenance personnel for future use.

Scope of Work

This project tackled the update of three 11,600 SF Dormitories equaling 34,800 total SF. These roofs required an update to the roof itself, new gutters and downspouts, and repairs.

Challenge

The middle section of the roof was not sloped with the rest of the structure. It was a challenge working with the college and the architect to design an efficient slope to maintain the schedule for completion.

Testimonial

"Working with Farha Roofing for the removal and replacement of roofing over three of our residence halls was a smooth experience. They were able to set expectations and exceed them despite the difficulties of working over the living spaces of many student residents present below. We never had to wonder what was going on with our project because Courtney Stalnaker was always keeping us apprised of schedules, concerns, and progress. Fort Lewis College is thankful to have a partner In Farha Roofing when It comes to Improving roofing on our campus."
