Project Description
This project involved a full roofing system replacement on an occupied three-story apartment property in Denver, completed in accordance with the approved insurance scope and the City of Denver Green Building Ordinance. Due to the building's height and occupied status, the project required careful logistical coordination, enhanced safety measures, and frequent communication with property management and tenants. The objective was to install a high-performance roofing system while minimizing disruption to residents' daily routines. In addition to the roofing replacement, the project included gutter replacement and exterior repairs covered under the insurance claim. Through detailed planning and disciplined site management, Farha Roofing successfully installed a durable roofing system backed by a lifetime manufacturer's warranty and a five-year workmanship warranty.Scope of Work
The project began with the complete removal of the building's existing shingles down to the roof deck. Once exposed, the decking was thoroughly inspected, and rotted materials were replaced to ensure a solid structural foundation for the new system. Installation continued with the application of ice and water shield, followed by a synthetic underlayment. White metal drip edge was installed along the perimeter, and closed-cut valleys were constructed to ensure proper water drainage. All roof penetrations were properly flashed, and attic vents, vent caps, and storm collars were replaced. The roof was then finished with new IKO Cool Cambridge shingles installed in compliance with the City of Denver Green Building Ordinance requirements. Additional improvements included the replacement of six-inch K-style pre-finished aluminum gutters and aluminum downspouts, along with window and screen replacements and stucco repairs completed per the approved insurance scope. Daily site cleanup and debris removal were performed to maintain a safe and orderly environment. The project was completed in approximately two and a half weeks, from initial job site setup through final inspection and cleanup, in accordance with manufacturer specifications and insurance guidelines.Challenge
The primary challenge of this project involved coordinating a major exterior renovation on a fully occupied apartment building. The building's height required the use of cranes and scaffolding to safely transport materials and complete installation, requiring strict adherence to OSHA safety standards. Careful coordination with the property manager was essential to establish a clear construction timeline, implement phased parking lot closures, and provide advance notice to tenants regarding construction activities. Window replacement appointments were scheduled directly with tenants to accommodate their schedules. By assigning a dedicated on-site team to oversee equipment coordination, safety compliance, and workflow management, the project remained organized and on-schedule despite the added challenges.Testimonial
