It can be a scary phrase- “roof replacement”. But it doesn’t have to be! It should mean that you are getting a roof that will protect better, save you money on energy bills, and be even more appealing to the eye than before. And to take away the stigma of the “roof replacement” phrase, we wanted to go behind the scenes of a few factors that go into a roof replacement.

HOW OFTEN DOES A ROOF NEED TO BE REPLACED?

For most homeowners, roof problems are out of sight, out of mind. They don’t notice an issue to their roof until water starts leaking from their ceiling. And at that point, it could be too late. There could be water damage to the foundation of the roof and the interior of your home. Of course, a regular inspection can keep that from happening. But even if there aren’t leaks noticeable to the naked eye, the roof will need to be replaced at some point. Here is a general timeline for roof replacements, according to the material their made from:

Composition Shingles: 12-20 years

Asphalt Shingles: 15-30 years

Wood Shakes/Shingles: 20-25 years

Rubber Roofs: 30-50 years

Metal Roofs: 50-75 years

Of course, there are so many factors that play into the actual timeline. The type of weather your roof is exposed to, the workmanship of the installation of the roof, the quality of the materials, and the amount of regular maintenance that is done.

HOW THE COST OF THE ROOF REPLACEMENT IS DETERMINED

The roof replacement cost is influenced by a number of reasons. Obviously, the bigger the roof, the more it will cost to replace. That also takes into account the number of stories your property has- the higher it goes, the more dangerous the installation, which can be a factor in determining the cost. Along with the height, the pitch and the complexity might be influences in the cost. If your roof has several chimneys, valleys, skylights, or any other accessories, that will add to the roof replacement cost as the team will have to work around those or remove and replace them entirely.

Remember that all roofs are different and that these are just a few factors that go into the cost of replacing a roof. While a professional roofer may be able to give you a rough estimate based on materials, size, and complexity, they will not know the exact amount until they perform an inspection. HOW LONG THE ROOF REPLACEMENT WILL TAKE

Again, every roof is different and the exact timeline for your project can’t be given until a meeting happens. But there are a few factors that will play a hand in determining your roof replacement timeline.

One of those factors is a lot of what was mentioned above when determining the roof replacement cost. How complex your roof is, how tall it is, if there are layers that need to be taken off. All of these things will influence the timeline of your roof replacement.

Another way your timeline could be affected is something that is out of anyone’s hands is the weather. Inclement weather like rain, snow, wind, or hail can delay the process. A professional roofer will take these into consideration while planning your timeline and give themselves a few extra days to account for the weather, but even with those in mind, there’s nothing one can do if a giant storm hits that delays the process. But, as long as you hire a reputable roofer, they will make sure that this weather doesn’t affect the inside of your property if those storms hit.

These are just a few of the factors that influence the cost and timeline of your roof replacement. Every roof needs to be replaced at some point in its life- sadly we don’t have the infinite-life roof technology yet.
