Cracked Shingles and Thermal Shock in Arizona

The intense dry heat and nearly constant UV exposure in Arizona is hard on roofs and the materials that make them up. These conditions cause cracked and warped shingles that deteriorate over time and loosen, which leads to condensation buildup and leaks during monsoon season. Another issue that many home and business owners experience in Arizona is thermal shock. With extreme temperatures during the day and cooler temperatures at night, your roofing materials rapidly expand and contract repeatedly, causing this phenomenon.

Farha Roofing offers full roof replacements, repair and maintenance services, and inspections, so you can rest assured that our team of professionals will spot problems early on. Our goal is to extend the life of your roof, but when it’s time for a full replacement, we’ve got you covered.

Chris was great. He got out to inspect our roof in a timely manner. The crew came out soon after the inspection & took care of the needed fixes. I wanted to ensure all fixes were taken care of as the pics provided didn’t show everything - Chris came out the next day to inspect the work & all was good. Very professional- I’ll use them again.

Had Farha come out for a free roof inspection since I was seeing a few splits in the shingles. Instead of selling me a new roof, they assured me I still had life left in my roof.

Our roof was replaced in 2019. Since then we have had it “patched” three times due to wind damage. A recent storm again damaged the roof. Fortunately. Adam Davey from Farha Roofing, came by, got up on the roof, took multiple pictures, assessed the damage, and offered to put a tarp over it with no commitment on our part that his company would do the work.

Six different companies offered to give us pricing. We got four quotes. We decided to go with the quote from Adam. He was honest, fair, dependable, friendly and professional. He checked with Owens Corning (Original shingle manufacturer) to see if the original roof was done properly and the paperwork was submitted as it should have been. If it was, there could be a warranty claim. It was not.

Adam knows his product, his competition’s product, explained Farha’s warranty, (transferrable to the next owner) thoroughly, and went over the process that Farha would follow in detail. He knows his roofing materials, and explained why the original roof failed. He also explained the damage that was caused by the storm was evident on many of the remaining shingles, and that “Patching” it would not solve the issue, and the next storm would most likely cause the shingles to fail again. Having a similar experience with roofing in a previous location, I agreed.

We went with Adam because of his knowledge, his experience in the industry, and his many positive referrals. We felt his only interest was to make sure we were completely happy with the work Farha would do and we were confident it would be done right.

They showed up when he said they would, and he noticed we had a newly paved driveway which he covered to avoid any damage. He was on the job-site multiple times checking to make sure it was done right. His crew was done on time, did a thorough clean up and were very easy to work with. I highly recommend Adam & Farha for any roofing issues.

I worked with Chris for repairs on our roof after other local roofers either would not respond or gave outlandishly high quotes. The work was excellent, completely very quickly and the price was very fair. I highly recommend them!!

Frequently Asked Questions

How to determine if the roof needs repair or replacement?

The signs are out there; all you need to do is look out for them. Certain signs such as dark stains or water streaks are indicators of underlying issues. However, if you notice shards and broken shingles, it can be a sign of impending damage. Sometimes, you can make a safe assumption based on the age of your property’s roof even if there are no evident signs of damage. Yet, It is inadvisable to physically inspect the roof without any safety equipment on. So, it is better to arrange for detailed interior and exterior roof checks by our authorized professional contractors for an expert opinion.

How much will it cost to repair my roof?

When it comes to roof repair costs, there are a lot of variables that can affect the total cost. The major factors that affect the overall cost of repairing your roof are:

  1. The general condition of the roof
  2. Pitch or incline of the roof
  3. Shingles material type, i.e, wood, asphalt, tile, slate, etc.
  4. Number of shingles layers
  5. Cost of labor

While the material cost would be the same in all locations, the extent of damage and local labor charges make it important to get an estimate first. Schedule a roof inspection with us to receive a free estimate on your roof repairing costs.

Should I Replace the Shingles or the Entire Roofing System?

A roof is much more than a layer of shingles and underlying flashings. The decision to either replace the shingles or the entire roofing system depends on two major factors:

  1. Age of the roof
  2. Extent of damage

Both shingles replacement and roof replacement have their individual benefits

Replacing only the shingles is a cost-effective way to extend the lifespan of your roof without breaking the bank. Some of the benefits of shingles replacement are:

  • Keep the warranty in effect  Most roofing companies have a clause in their terms that holds the warranty void, if the property owner hasn’t periodically conducted roof maintenance.
  • Plugs any issue at the base. When you replace the shingles as soon as you observe the first signs of leaks, you eliminate the issue before it’s worsened.
  • Cost Effective. A few missing shingles can cause water to enter inside or cause the thermostat to work harder causing a spike in the utility bills. By replacing them in time allows you to save on unwanted expenses.

Replacing the entire system, on the other hand, is the best choice when you wish to enhance your roof’s performance:

Protect against Leaks. The new flashing and seals allow the new roof to block water to enter from any vulnerable areas on the roof.

New lifespan to your roof. Since you are completely replacing the roof, you extend the lifespan of it.

How long can I expect my commercial roof system to last?

On an average, a commercial roof can last from 10-40 years. The longevity depends on multiple factors such as:

  1. Weather conditions
  2. Material Used
  3. Roof Type
  4. Insulation
  5. Roof color
  6. Maintenance frequency
  7. Usage

The lifespan of different material roofs are:

  • Spray Polyurethane Foam: 30 – 50 Years
  • Single-Ply Membrane TPO: 15 – 20 Years
  • Single-Ply Membrane EPDM: 20 – 25 Years
  • Metal: 30 – 45 Years
  • Built-Up: 10 – 15 Years
Are Energy Efficient Roofs Available?

Yes. Green roofs or Energy Efficient Roofs are the latest trend in the roofing industry. By choosing energy-efficient roofing materials for your roof, you reduce the absorption of solar energy, thanks to the high degree of solar reflectance. Since most of the sun’s heat is reflected back, the energy efficient roofs can lower the surface temperature by as low as 50oF. This reduces the load on the air conditioning units and helps save upto 15%.
